By accessing or using our website or services, you agree to be bound by these Terms. If you do not agree, please do not use our services.

COMPANY INFORMATION

Emerald Property Management LLC is a registered short-term rental and co-hosting service provider based in LOCATION. We offer accommodations via direct bookings and partner platforms such as Airbnb.

USE OF OUR SERVICES

You agree to:

  • Provide accurate, current, and complete information when booking

  • Be at least 18 years of age or older

  • Abide by all house rules listed on the property page

  • Use our properties for lawful purposes only

We reserve the right to refuse service or cancel bookings at our discretion.

BOOKING & PAYMENTS

All bookings made through our website or partner platforms are subject to availability and confirmation. Payment must be made in full at the time of booking, unless otherwise stated.​

  • Third-Party Listings: For bookings via Airbnb, guests are subject to Airbnb’s terms and processing systems.

CHECK-IN & CHECK-OUT

  • Check-in time: As listed on your booking confirmation.

  • Check-out time: As listed on your booking confirmation.

  • Early check-in or late check-out may be possible with prior arrangement and may incur additional fees.

HOUSE RULES

Guests are expected to adhere to all house rules outlined in the property listing on this site and Airbnb.

Violation of house rules may result in fines, immediate cancellation of the stay, and loss of deposit or refund eligibility.

SECURITY & DAMAGES

We reserve the right to charge guests for any damages or missing items discovered after checkout. Security cameras may be present on the property exterior for your safety and monitoring purposes—no interior surveillance is permitted.

GUEST CONDUCT

We reserve the right to cancel a booking or remove guests from a property if their conduct:

  • Violates local laws

  • Disrupts neighbors or the community

  • Damages property or furnishings

  • Endangers others

In such cases, no refund will be issued.

PRIVACY

Your personal data is handled according to our Privacy Policy, which outlines what data we collect, how it is used, and your rights.

LIMITATION OF LIABILITY

Mi Nene Real Estate LLC is not liable for:

  • Personal injury or loss during your stay

  • Disruption due to acts of nature, power outages, or local disturbances

  • Property loss or theft

Guests are encouraged to carry travel insurance.​

FORCE MAJEURE

We are not liable for failure to perform due to events beyond our control including but not limited to acts of God, weather events, pandemics, governmental actions, or infrastructure failures.

MODIFICATIONS TO TERMS

We reserve the right to update or revise these Terms at any time. Changes will be effective when posted to this page. Continued use of our services after changes constitutes acceptance of the new terms.

GOVERNING LAW

These Terms are governed by the laws of the State of LOCATION. Any disputes will be resolved in the appropriate courts located in LOCATION.
